Choosing the right residential home builder to help you design and build your new home is no easy task.  There are a wide range of builders with different specialities operating across Australia. If you’re dealing with a builder for the first time, you might be wondering what questions to ask builders to see if they’re worth your investment. Below are typical of what to ask a builder before hiring and signing contracts. We've gone one step further and answered these questions for you, should you choose to build with CJ Homes.

 

1.What is the builder's licence number?

You can find the a builder’s licence number via the Queensland Building and Construction Commission along with history of their building record.  The CJ Homes license number is (QBCC Lic No: 1062071).

2.What sort of contract will the builder use?

We use the Housing Industry Contract. (HIA) This is a standard building contract that once signed is a legally binding document that spells out the rights and responsibilities as agreed between the builder and the client.

 

3.What is meant by turn key solution?

A fixed price turn key home takes the stress out of buying a house and land package. Buying a turnkey home literally means that once the building is completed, you can turn the key in the front door and start living there straight away, with no further work required

CJ Homes provide Full Turnkey packages at fixed price contracts which means all associated fees are included in the price of your home build. We'll even add home inclusions such as blinds, light fittings, and landscaping as part of our Standard Package.

4.What is the total cost of building your new home and is it subject to change? When do progress payments need to be made?

At CJ Homes we provide a fixed price contract, so you know exactly the costs you can expect to pay from the outset. These will include any additional costs agreed upon such as upgrades. Progress payments are required to be made after each stage of the build; deposit, base, frame, enclosed, fixing, and practical completion.  Once all payments have been made, we can give you the keys to your new home.

 

5.How much deposit do you need to pay and when?

At CJ Homes, we typically require a deposit when your plans are council approved. Unlike other builders, we'll do all the hard work first, so you are completely satisfied before a deposit is processed. The deposit is 5 percent of your total contract cost.

 

6.Does the builder have all the necessary insurance cover?

Yes we do! The Queensland Home Warranty Scheme (administered by QBCC) covers your home from when construction begins to the date of the Practical Completion Inspection with your Building Supervisor. Practical Completion is the final building stage, just before receiving the keys to your new home. Whilst we are waiting for the final payment, any minor items identified in the Practical Completion report are rectified.  However, after your Practical Completion inspection, your home is NOT covered by the Queensland Home Warranty Scheme. You MUST have your Home Building insurance in place before your Practical Completion inspection to cover any damage to the building.
