Requirements for Knocking Down and Rebuilding New Homes

Before you can knock down and rebuild on land with an existing home, you’ll need to be aware of certain factors including: 

  • Obtaining demolition approval from Council.
  • Checking character overlays required by Council.
  • Enquiring about environmental overlays that may affect the building (eg. acoustic, bush fires, flood levels).
  • Engaging a demolition company to remove or demolish existing dwellings, including asbestos removal if required. (We can help recommend reputable companies).
  • Clearing all structures including sheds and large trees that may interfere with construction.
  • Obtaining a detailed survey of your land. (A current survey will help to define your boundary, as well as provide valuable information such as sewer lines and services).
  • Obtain an identification survey to determine the boundary of the block.
  • Arranging for sewerage water and gas to be disconnected and capped or secured.
  • Applying to abolish the connection for mains gas and electricity.

Your land must be settled and cleared before construction commences, and you'll need to sign a CJ Homes Preliminary Agreement for the Preconstruction Stage.
