Knock down and Rebuild Preparation

Love your neighbourhood but have fallen out of love with your home? Or is your home sitting on two titles or a large block of land? With land scarce, more people choose to stay on their property, buy an older home, renovate or rebuild.

Let's look at our options for building your dream home:

Renovation

Home Renovation

While renovating may be your first thought, it is not always cost-effective. Many unknowns exist, especially when you start demolishing and find wood rot or, worse, termites. New plumbing, wiring and other services can add up, and the result may not be as good when you are tacking on new structures and facilities to existing services.
The cost of design plans can be daunting as well. Blending the old and new takes skill, and the wrong design may diminish your home's original charm and character. Finding building materials to match can be challenging as well.

Well-executed renovations can deliver excellent results and increase the value of your existing home. When not, you may find the results are less than perfect, impacting your property's value and your hip pocket.

Remove or Knock Down and Rebuild

With interstate migration and general population growth on the rise, it's no surprise that people are choosing to live in South East Queensland. Popular traditional suburbs with large acreage blocks attract families seeking contemporary homes, backyards for the kids, stunning views, infrastructure, and modern amenities. For these families and locals looking for multigenerational homes, subdividing for investment, or downsizing for retirement, choosing to knock down and rebuild is a wise option.

There are plenty of financial benefits as well, especially if you already own the land.

  • Save on stamp duties, agent fees and other expenses.
  • Take advantage of financial equity in your property.
  • Keep your children in their current school, or stay near friends and family, doctors, and health professionals you know and trust, plus your favourite restaurants and shops.
  • Build the exact home you want rather than putting up with existing problems and incurring more issues.
  • Remove your existing house and sell to be repurposed elsewhere – if your home can be easily removed, you will find others may want to buy and relocate.

Here are some factors to consider:

  1. Demolition Approval from Council
  2. The costs associated with site inspection, demolition and removal.
  3. If you suspect you may have asbestos, contact a specialist removal company.
  4. Obtain a detailed survey of your land to help define your boundary and provide
  5. You may need an application for sewer removal and power removal.
  6. Check with your local Council regarding building considerations and restrictions for development approval.
  7. Soil tests will be required.

Case Study – Two Investment Properties, Manly – Knockdown and Rebuild

Remove or Knock Down and Rebuild

knock down and rebuild diagram

Our Melbourne based client purchased an existing free-standing home with a pool on a large corner block, 968m2 in Manly. The owner wanted to subdivide the property and build two investment homes, as the land was already on two titles.

CJ Homes worked hand-in-hand with our client to create two stunning homes that suited the land and compiled with Redland City Council planning regulations and building requirements. Our Sales Consultant and Building Designers used two of our house designs that were quickly modified to suit our client's needs and the land, saving our client thousands of dollars in drafting fees.

Challenges for the project:

  • Building access easement for the two properties
  • Removing existing house
  • Refiling swimming pool
  • Retaining Walls for Sloping Block
  • Modified Existing Designs

Once all Council conditions were met, our Building Team could construct the two properties.

Property A

  • Modified Secombe design – 2-story house, four-bedroom, multi-purpose room, lower level included open plan kitchen dining, patio, separate laundry.

Property B

  • Modified Panorama – two-storey, four-bedroom, two living spaces. Open plan kitchen on the ground floor with living and dining area, separate laundry and patio.
